We built the maintenance plan around a simple idea: it is cheaper to keep moss off your roof than to let it come back and cost you years of roof life. Here is what a year on the plan actually looks like.

Moss does not take a year off. Neither should your roof.

Portland moss does not care that you had your roof cleaned last spring. It is already working back in — under branches, along shaded north slopes, in valleys that never fully dry out. One cleaning knocks it back. Treating it every year is what keeps it from coming back

Moss holds moisture against your shingles, breaks down granules, and works its way into fasteners and flashing over time — slow damage that adds up if nobody's checking on it. We have seen homeowners on a yearly plan get another 5–10 years of life out of a roof that would have otherwise needed replacing early.

The treatment itself is the same safe, USA-made product we use on every job — no zinc, no bleach, no peroxide — EPA-registered. We love it! It is amazing!

The Plan, In Four Parts

Our maintenance plan comes down to four things.

Every roof's schedule is pretty much the same. One treatment per year — kept simple on purpose, because that is what actually protects a roof.

Roof & Gutter Cleaning

The base of every visit — the roof treated and loose debris cleared off, with gutters and downspouts cleaned. and a roof check done. 

Future Roof Maintenance

The long-term piece. Once you are on the plan, you are already on our list to come back before moss re-establishes, and we contact you before every visit — with a full inspection and photos emailed afterward. We like to stay organized, so that you do not have worry about it. 

Roof Treatments 

The same safe, USA-made treatment on every job — registered with the USDA and EPA-certified, no zinc, bleach, or peroxide. It is an eco friendly alternative. 

Lifetime roof Repairs

We can do roof repairs as well. With 25 years in the roofing business, our crew can handle almost all roof repair jobs. We like the Lifetime pipe boots for replacement when a pipe boot is worn out. These are the number one cause of roof leaks.

Treat

We apply the treatment to the full roof, clear the gutters on most homes at the same visit, and let the product do its work.

Inspect & Photograph

While we are up there, we look past the moss — pipe vents, nail heads, shingle wear, anything that could turn into a leak — and photograph what we find.

Report

You get the photos and notes emailed straight to you. If something needs attention, we will say so plainly and quote it separately — nothing bundled in without you knowing.

Repeat Next Year

We will email you a year later as a head up to be back before moss has a chance to fully re-establish. Most roofs run on this yearly rhythm indefinitely.

Price matching, with a catch

Will match a competitor's price — but only if they are fully legal: active CCB registration, workers' comp insurance, and Oregon Department of Agriculture chemical-operator licensing to apply moss treatment. These licensing requirements are real and required — Oregon requires anyone applying moss prevention or treatment to be licensed for it, and it is worth checking before you hire anyone.

Beyond price, we keep the work itself honest and gentle — a USA-made treatment with no zinc, no bleach, and no peroxide, and a clear explanation of exactly what we would do, so you always know what you are paying for.

Get three bids, not one

We'll point you to two other companies we consider fully legal and legitimate, so you can get three bids total before deciding. Most contractors don't recommend their own competition. We would rather you make an informed choice than a rushed one.

Maintenance Plan FAQ

How often will you treat my roof?
Most roofs do fine on one visit per year. Set it and forget it. 
Will the moss guarantee not to come back?
Northwest moss is persistent — it comes back eventually no matter whose treatment you use. We have the best results with the roofs that get treated annually with our Eco-Friendly specific roof treatment that we love so much. 
Is gutter cleaning really included?
On most homes, yes — gutter cleaning and treatment can be a great combination. They go hand in hand. As we air blow the loose roof debris for a treatment prep, we can also hand scoop and air blow the gutters as well. 
What if you find a real problem during a visit?
You will get photos and a straight answer. If it is a repair we can handle, we will quote it separately. If it is bigger than that — you need a roofer, not a cleaning — will tell you and point you to someone we trust.
What time of year do you treat roofs?
The best windows are March through early July and late August through early November. That is not a hard rule — we treat roofs outside those windows too when a roof needs it — but it is when treatment does its best work. Basically, Spring and Fall. 
Does rain ruin a treatment that just went down?
No. The treatment still works even if it rains after we are done. A shift in the forecast could be a reason to reschedule. But we will let you know ahead of time if this occurs and if we need to reschedule. 
What if the weather turns bad right after you start?
Our treatment still works in the rain, or even after a hard rain right after we treat the roof. The reason that we do not like to treat roofs in the rain is because the customers usually will start asking questions so it just saves us from going back and forth. Lets just keep it simple and treat under mild conditions.
